Rio Verde homes, and what their bathrooms need.
Rio Verde, Tonto Verde and Trilogy at Verde River, often called the Verdes, are golf and active-adult communities on the old Box Bar Ranch land northeast of Scottsdale, close to the Verde River and the Tonto National Forest. Homes here range from 1970s customs to houses finished in the last few years, and most bathroom requests come back to one goal: staying safely in the home for the long term.

Homes in Rio Verde
Three communities, three building eras
Rio Verde is the original. Rio Verde Development bought the land in 1970, the first golf course and first home came in 1973, and a second course followed in 1981. Homes went up from the mid-1970s into the 2000s, and the community now has roughly 980 residences, mostly single-story custom homes plus a number of attached villas. It is an age-restricted community and it is not gated.
Tonto Verde started in 1992 next door. It is gated, with a little over 700 homes, about 200 of them townhouses and the rest single-family, around two 18-hole courses. The clubhouse and many houses lean toward a Santa Fe look. Trilogy at Verde River is the newest, a gated Shea Homes community where construction began in 2015. Only some of its enclaves are age-restricted, so it mixes 55+ and all-ages neighborhoods.
All three sit in unincorporated Maricopa County with a Rio Verde, 85263 address, and EPCOR supplies water from local wells and treats sewage on site after buying Rio Verde Utilities in 2018. The Verdes are separate from the Rio Verde Foothills, the nearby rural area that lost its hauled-water supply from Scottsdale in 2023.
Because the homes span fifty years, the bathroom work varies. An original Rio Verde home may still have its first tile and a tub-shower combination. A Tonto Verde home from the 1990s often has a garden tub and a framed glass shower. A Trilogy home is young, so owners usually want targeted changes, such as grab bar backing, a lower shower entry or a converted tub in the guest bath.
What bathrooms here usually need
Propane instead of a gas main
Local real estate sources report that natural gas lines do not reach the Verdes and homes that use gas run on propane. That affects water heater choices when a shower is enlarged or a second showerhead is added. A tankless propane heater, a larger tank or a heat pump unit each has trade-offs, and the right size is worked out from the new fixtures before anything is ordered.
Townhouse and villa walls
Attached homes in Rio Verde and Tonto Verde share walls, and sometimes plumbing runs, with the neighbor. Noise, dust and water shutoffs affect the next unit, and the association usually controls what can change. Drain locations tend to stay put, but a tub-to-shower swap, a new vanity, better lighting and safety features are common, realistic projects.
Original showers in the first Rio Verde homes
Homes from the 1970s and 1980s in the original community may still have their first tiled shower or a tub with a tall side wall. A failing shower pan from that era often shows up as loose tile or stains on the baseboard outside the shower. Rebuilding with a modern waterproof membrane and a low-threshold entry fixes the leak and the access problem at once.
Builder baths in Trilogy homes
Newer production homes often come with a shower that has a curb and a glass door, a standard-height toilet, and no wood blocking in the walls where grab bars would go. Adding blocking during any remodel lets bars be placed exactly where they are needed later. Before altering plumbing in a recently built home, owners should check what the builder's paperwork says about later changes.

Around Rio Verde
By neighborhood.
Rio Verde
Begun in 1973 and built out over the following three decades, with about 980 mostly single-story custom homes and villas along two golf courses. It is age-restricted but not gated. Baths range from untouched originals to updated suites, and walk-in showers with seats are a frequent request.
Tonto Verde
A gated 55+ community started in 1992 with a little over 700 homes, about 200 of them townhouses. Houses often carry Santa Fe styling. Many primary baths date from the 1990s and 2000s, with garden tubs that can give way to a larger, low-entry shower.
Trilogy at Verde River
Shea Homes began this gated community in 2015, and building has continued since. Some enclaves are 55+ and others are open to all ages. Homes are recent, so projects tend to be focused upgrades such as safety features, glass and tile changes or a guest tub turned into a shower.
Permits and approvals
Who issues permits in the Verdes
Rio Verde, Tonto Verde and Trilogy at Verde River are unincorporated, so building permits come from Maricopa County Planning and Development, not from Scottsdale or Fountain Hills. In general, a permit is needed when a remodel moves plumbing, adds or alters electrical circuits, or changes a wall, and replacing finishes or fixtures in the same place often does not need one. Each community also has its own homeowners association with architectural review and rules for contractor hours, gate access and parking. The correct office verifies the permit requirement for each job, and the association confirms its own approval steps.

Rio Verde questions
Straight answers.
Serving ZIPs 85263.
Is Rio Verde affected by the Rio Verde Foothills water problem?
No, they are different places. The Foothills is a rural area that relied on hauled water and lost access to Scottsdale's supply in 2023. Rio Verde, Tonto Verde and Trilogy at Verde River are served by EPCOR, which pumps water from local wells. For a remodel, the useful checks are household water pressure and hardness, which affect shower and fixture choices.
Does my association need to approve an interior bathroom remodel?
It depends on the community's rules, and they differ between Rio Verde, Tonto Verde and Trilogy. Architectural approval is clearly required for exterior changes and new construction. Interior work often still involves the association for contractor registration, gate passes, work hours and dumpster placement, and attached homes may need consent for plumbing work. It is worth asking the association before scheduling.
What bathroom changes help a couple plan to stay in their Verdes home?
A shower with no step or a very low one, a built-in bench, grab bars backed by solid blocking, a handheld shower and slip-resistant tile cover most needs. A comfort-height toilet, lever faucets, a wider door where possible and lighting along the path from the bed are next. Doing this before it is urgent means it can be planned and designed properly.
Can work be scheduled while we are away for the summer?
Many part-time residents prefer it. It needs a clear plan for gate access, the association's work-hour rules, who receives deliveries, and how decisions and photos will be shared while the owners are away. Selections should be made before leaving, so materials are on hand and the job does not stall waiting for a choice.
